JOB PURPOSE:
To manage the activities of Point2Point, Contractors, Residents/Owners to provide operational efficiency to ensure the smooth, effective, and safe day to day running of P2Ps responsibilities throughout the property portfolio.
REPORTING:
To the Directors of Point2Point
MAIN DUTIES AND RESPONSIBILITIES:
The main duties are efficient customer and contractor liaison/management, the provision of a range of services from cleaning to large-scale refurbishment projects. Including maintenance, statutory compliance, effective project management, and keeping accurate financial records and monitoring systems.
CUSTOMER SERVICE:
To deliver excellent customer service responding effectively to customer queries by telephone, email, letter, and face-to-face visits.
To arrange planned and reactive maintenance
To plan, arrange costings and manage projects for the managed buildings.
To prepare and present property reports for directors' meetings and AGMs, attending and contributing as required.
HEALTH AND SAFETY:
To arrange planned H&S maintenance and ensure reports are received and any necessary follow up work is actioned.
PROPERTY:
To have an in-depth knowledge of all the properties, the residents and the issues in each building.
To implement effective maintenance programmes and find solutions for projects.
To produce a monthly site – visit report and implement actions.
To plan and deliver maintenance and improvement projects.
GENERAL:
To undertake any other duties as reasonably required by the Directors
PERSON SPECIFICATION:
To be committed and inspired to deliver excellent customer service in property management.
Be efficient and thorough in the completion of tasks
Must have a positive attitude to customer service with strong influencing skills and the ability to build positive relationships.
Must be able to deal with the people in a friendly, helpful, and professional manner.
Able to work using own initiative and manage time at work with minimal supervision.
Be adaptable and able react quickly to developing situations prioritising appropriately.
Must be able to issue clear instructions and work collaboratively with contractors.
Must take ownership of responsibilities and deliver positive imaginative solutions.
Must be a minimum of 21 years of age.
Requires flexibility in relation to days and hours of work.
Must hold a full driving licence and have access to a vehicle.
Requires satisfactory references.
Experience of property management a pre-requisite.
PLACE OF WORK:
The work is to be carried at the office of Point2Point, client premises, your home and other premises.
HOURS:
To be agreed. Includes occasional evening/weekend work.
HOLIDAYS:
5 weeks holiday plus Public Holidays.
